The European Sellers can tell you that they purchased the subject lot in the fall of 1996 and that the lot is migrated. They had visited Nova Scotia in 1995 and purchased two lots following, which are the subject lot #7 and lot #8. They had built on lot#8 and sold.
They were one of the first families to discover the peninsula sold by the developer and they had handpicked the best two lots, they say. The water front of Lot#7 is described as sandy with pebbles, it slowly gets deep and after some 20m it drops off to about 1m deep. This feels like a nice safe area for kids to play and swim around. The water gets deep quickly after the first meter and this bay is about 80m deep which would invite anchorage for your boat. The family recalls very good swimming and fishing at their water frontage.
This file contains a survey plan and the Seller will offer all original documents from their purchase in 1996. A warranty deed will be offered. The family visited last in 2020. Power Poles are located at the property line of the gravel private road. There is additional deeded access between lot #2 + 3 to a community boat ramp. When the family built on lot #8 they were happy with their tradespeople and would recommend them, should you wish to hear.
The subject lot has not been cut and shows mixed trees.
Of the 36 lots in the subject community, more than 12 are currently build on and enjoyed by seasonal and full time residents. Baddeck is approximately 30km near and the community of Whycocomagh is reached within 10km by car.
